Cliff Court Developments Ltd welcomes you to the online public engagement for a proposed leisure and commercial development on land adjacent to the Filey Road Park and Ride in Scarborough.

The aim is to provide information on the proposed development and to offer you an opportunity to submit any comments you may have on the emerging proposals. Design work is currently ongoing and so the information presented here may be subject to change.

​

Members of the team will be on hand at the drop-in event to discuss the proposals and answer any questions. Alternatively, please complete a short feedback form which can be found on the ‘Have Your Say’ section of this website by 14th May 2025.

We will consider all comments prior to finalising and submitting a planning application in Summer 2025.

The Proposals

The Proposals

The proposals are for a mixed-use leisure and commercial development consisting of the following:

Hotel (around 60 beds) – to provide new tourist accommodation. Advertising within the hotel would encourage the use of bus services from the park and ride. The hotel would be situated in a highly accessible location, close to the strategy road network;

Family pub – this would support the hotel, provide a convenient community facility for the local population and provide a dining destination for users of the Park and Ride;

Supermarket (30,000 sqft) – to serve the local community and to help reduce traffic into the town centre;

Commercial / Retail – there is a lack of convenience stores close to the site. The proposal would include a variety of small retail units of different sizes (ranging from 1,000 sqft to 4,000 sqft);

Drive-thru units – the proposals include two units at 1,800 sqft and one unit at 3,000 sqft. These units would provide a destination for those using the EV charging station, for the local community and for passers-by;

Petrol station – there are no petrol stations in the immediate area and the proposed facility would meet this need; and

Electric Vehicle (EV) charging station – rather than driving into Scarborough, the EV charging station would provide a facility to recharge cars whilst public transport is used to access Scarborough via the Park & Ride. The EV charging station would therefore encourage the use of alternative, low carbon fuels and the use of public transport.

The impact of the proposed development on biodiversity is being assessed. Habitat and protected species surveys are being carried out to understand the ecological characteristics of the site.
